THE MISSION

Towers is one of South Manchester’s most established and successful business parks, thanks in no short part to its strategic location for road or rail to Manchester City Centre and Manchester Airport. The acclaimed business park, where occupants include Vodafone, John Lewis and Oracle have decided to reside due to its fibre connectivity of up to 100mbps. CBRE represented and advised KW Towers on the procurement strategy for the park to achieve both quality and value. Through a process of competitive tender, Aztec were awarded the contract to refurbish the reception areas in Grade A specification self-contained office buildings Kingston House, Worthington House, Ocean House, Pavilion and Adamson.

THE SOLUTION

CBRE were very clear from the start that the reception areas needed to be finished to the highest standard, so they appointed a team with a proven track record of delivering high specification interiors. A testament to the parks success and a key component of the projects brief was that each of 5no buildings were fully occupied, communication between the contractor and the facilities management team relating to delivery and programme needed to be concise and well managed – which it was.

For the project to be deemed a success, not only did the finish need to be completed with precision and finesse but the tenants within the park needed to experience minimal inconvenience and disruption. All deliveries were prearranged and taken into sanctioned secure storage point onsite. All noisy works were undertaken out of hours and any works that would cause the closure or disruption of any of the reception areas were also undertaken at weekends or out of hours so the tenants were never diverted away from their usual point of entry. The delivery of each of the 5no buildings were undertaken individually to reduce the amount of contractors and contractor vehicles onsite at any one time. We had daily interaction with the CBRE facilities team to ensure that we knew the precise activities of what was taking place within the park and to ensure that their tenants experienced the highest level of service at all times.

THE RESULT

Each building has it’s own character and identity and therefore its own requirements. The objective was to transform the entrance areas of each of the buildings through a process of modernisation. A professional interior designer was appointed, in the form of Jess Standing from Standing Space who gave a detailed specification and design concept that defined and provided the right level of information to make this project to sourcing of material as simple and as straight forward as possible. All parties involved are delighted with the end result.
